How much does owners corporation management cost in Melbourne?
Fees are quoted per building, not from a rate card. The number of lots, the services the committee wants, whether there is an on-site manager and the state of the records all move the number. Ask for a written proposal against your actual building, and compare scope rather than the headline fee.
How do we change owners corporation managers?
It is a committee decision, delivered through a handover of records, funds and contracts. Check the notice period in the current management agreement first, then allow time for the outgoing manager to produce records and reconcile the funds. Our OC transition page sets out the sequence.
Owners corporation or body corporate — is there a difference?
Not in Victoria. “Owners corporation” is the term used in Victorian legislation; “body corporate” is the older and interstate term, still common in Queensland and in older contracts. The obligations are the same.
Do you manage commercial and mixed-use buildings?
Yes. TOCS manages commercial and mixed-use sites alongside residential buildings, including properties where retail or office tenancies sit above or beside residential lots and the obligations overlap.
